Good to know

What is an effective property tax rate?

It's the yearly tax paid divided by the home's value. It folds county, city, school district and special district taxes into one number, so you can compare places fairly. Legal "mill rates" set by each taxing unit are different numbers.

Where do these numbers come from?

The U.S. Census Bureau's American Community Survey asks homeowners what they paid in real estate taxes and what their home is worth. We use the 2020–2024 5-year estimates for counties and cities, and 1-year estimates for trends in larger areas. See methodology.

Is this my tax bill?

No. These are medians across all owner-occupied homes in an area. Your bill depends on your assessed value, the taxing units at your address and any exemptions. Check with your local assessor or tax collector for your real bill.

Estimates, not your tax bill. These are Census survey medians for all owner-occupied homes (2020–2024). Your bill depends on your assessed value, the taxing units at your address and any exemptions. For your actual bill, check with your local assessor or tax collector. How we calculate this.
